OUR PHILOSOPHY

Buying a home is perhaps one of the most important transactions in your life.

Having a well-qualified and reputable professional guide you through this process is paramount.  My mindset is to put ourselves in the “shoes” of our client and strive to manage their transaction with honest and straight-forward advice.

THE BUYING PROCESS – HOW IT WORKS
  • Meet with Scott Sans and discuss your home buying parameters
  • Provide names of reputable loan officers (if needed) for you to complete the pre-approval process
  • Introduce you to the communities and neighborhoods by touring with Scott – including seeing homes that are on the market and “coming soon”
  • Communicate with you on a weekly (sometimes daily) basis to keep you informed on new listings and market conditions
  • Set appointments to show you listings that fit your parameters
  • Notify you on homes that will be open on Sunday
  • Coach you through the offer process by reviewing disclosures, reports and contracts
  • Strategize with you on the offer price and terms of your contract
  • Negotiate until we have a ratified contract
  • Email contract to you, Escrow and your lender
  • Create an Escrow Check List outlining milestones in your transaction
  • Coordinate and attend all your inspections
  • Confirm date for your appraisal
  • Review all Seller’s disclosures and reports with you
  • Order Preliminary Title report and easement maps from Escrow
  • Receive and review your inspection reports
  • Craft your Request for Repairs and send with cover letter to Seller’s agent
  • Negotiate Request for Repairs and finalize
  • Complete Contingency Removals
  • Schedule and attend your Walk-Through
  • Attend your signing of loan documents in Escrow
  • Notify you on the Close of Escrow or transfer of title to your name
  • Deliver the keys to your new home to you
  • Follow up with you once you have moved in
  • Provide a list of service providers and community contacts
MANAGING YOUR TRANSACTION
  • Offer Acceptance/Ratified Contract
  • Email contract to you, Escrow and your lender
  • Create an Escrow Check List outlining milestones in your transaction
  • Coordinate and attend all your inspections
  • Confirm date for your appraisal
  • Review all Seller’s disclosures and reports with you
  • Order Preliminary Title report and easement maps from Escrow
  • Receive and review your inspection reports

I work side by side with you to manage your sale including a comprehensive price evaluation, coordinating your pre-sale improvements, launching your marketing plan and managing your transaction every step of the way.

 

PRE-LISTING
  • Tour your home, discuss market conditions and answer your questions
  • Complete a Competitive Market Analysis and determine your home’s value
  • Create and review a Marketing Calendar for your home
  • Sign the Listing Agreement specifying the list price and commissions
  • Coordinate and manage your pre-sale improvements
  • Meet with you to review, complete and sign your Transfer Disclosure Statements
  • Stage your home (if applicable)
  • Take high-quality professional photographs of the interior and exterior
  • Schedule top agent visits and receiving pricing recommendations
  • Finalize your list price
JUST LISTED – ON MARKET
  • Send out “Just Listed” postcards and top agent email blasts
  • Enter property into the MLS and broadcast to top internet sites
  • Social media marketing – Scott Sans website, Twitter, Facebook and LinkedIn
  • Advertise in popular print media publications
  • Host Brokers’ Tour Open Houses
  • Hold Sunday Open Houses
  • Call and email you with feedback from agent showings
MARKETING – ON GOING
  • Continual Open Houses and Brokers’ Tours as needed
  • Discuss current market conditions
  • Review and revise marketing plan and pricing strategy, as needed
  • Follow-up with brokers and potential buyers
  • Social media marketing – Scott Sans website, Twitter, Facebook and LinkedIn
OFFERS AND ESCROW
  • Encourage, receive and negotiate offers
  • Ratify your purchase agreement and mark your home PENDING
  • Coordinate flow of all contract documents, disclosures and reports
  • Negotiate for you on buyer’s Request for Repairs
  • Ensure that the buyer removes all contingencies
  • Provide instructions on the buyer’s walk-through and attend walk-through
  • Review your closing statement and attend your Escrow signing
  • Contact you once the transaction closes
  • Arrange for possession and keys to be delivered to the buyer
